They offered us assistance with the staging of our house, provided extensive background research into comparable sales to establish a reasonable sale price target, used a professional photographer (with a drone) to show our home well, and they managed all viewings very respectfully. Buying or selling a home can be stressful, but we felt that Karl and Rebecca used their experience to isolate us from almost all the negative aspects of the sale process. They kept their communication to a minimum, yet at all times we felt fully informed and knew what would be coming next. Our home sold quickly in spite of a first offer falling away as they had contingency showings just in case this occurred! We would highly recommend them and will trust them with our home transaction again when we next need it.

Karl's assistance in completing my 1031 exchange and subsequent purchase of the replacement property was extraordinary. His recommendations of attorney and 1031 group eased the process tremendously. I would not have attempted the exchange with out his help. Karl also negotiated with the seller for a small loan to get the sale done! These points alone put him in the stratosphere of realtors but his next action, after the sale, blew him into outer space. When I mentioned I was not happy with the management group managing the property he took over the management of the property and is doing a phenomenal job. I was in the market for my first home and I got in touch with Karl Hittinger for help and it was the best possible decision I could have made. He was very professional and knowledgeable about the process. Being a first-time buyer I was ignorant about the process and had many questions he never had an issue answering. He scheduled to show us several properties taking into account our wants and our budget until we found one that was perfect for us. He has a great eye to quickly find the good and the bad in each property, pointing out to me several things I had not noticed and probably wouldn't have otherwise. He could quickly see the potential in a property and explain it to me and my wife. He negotiated with the seller and got us a great deal and had recommendations all along the process going to extra mile to save us potential headaches or extra leg work, such as finding us and older survey we could use instead of having to pay for a new one and talking to the title company to see if they would accept it. Even after months since the purchase if I reach out to him for any doubt I may have he is quick to get back to me to clear my doubts. If the time comes for another property, I would definitely be reaching out again.
